Payment Schedule

The payment schedules have been study for the consideration of the developer and provide slight ease partial
payment for the client.

  1. Down payment upon signing contract: 30%
  2. Upon foundation completion: 20%
  3. Upon structure completion: 20%
  4. Upon interior completion: 20%
  5. Upon final transfer: 10%

Taxes and Duties
Taxes and duties due upon final transfer are equally split between the developer and the client as follow :

  1. Stamp duty : 0.5%
  2. Transfer duty : 2%
  3. Withholding tax : 1%
  4. Special business tax : 2.8%
The total taxes and duties for the client is 3.15% of the villa price.  In case of purchasing a home through a leasehold title,
the client will be responsible for the registration fee for the sum: 1.1% of the value of the land.

Communal Charges

Maintenance expenses are made to maintain the cleanliness and the beauty of the development. In order to protect the
homeowner’s and their family, the twenty four hour security keeps watch on the development and operates from the security
gate and office. Open play-ground for children’s are available in the communal park and must be under the supervision of the
parents or guardians.

The administration village office welcomes the resident to keep up the services performance, payment of personal utility bills that
homeowner’s are responsible for. The cleaning, landscaping of common areas, garbage removal and disposal are also include in the
communal charges.

The maintenance charges of 75.06209 € per householder and per month must be pay for one year in advance for a total sum : 892.630 €
